Highlights from 2023

Duke & Parr: our 57,000 sqft commercial building in Liverpool, completed in 2022

Hilton House: our 26,800 sqft commercial building in the Northern Quarter, Manchester

The CERT app: a new app created exclusively for tenants across our properties, helping enhance their experience and the communities within the buildings they live and work
Hilton House is now fully occupied, following the latest letting of the entire top floor in December. CERT secured the tenancy with Space Zero, who have taken over the 3,600 sqft office after they outgrew their previous workspace. The community that has been created at Hilton House was one of the key drivers for Space Zero’s decision for moving to the building, with their Director, Wayne Taylor, stating “Hilton House emerged as the obvious leader thanks to its great aspect, community atmosphere and unique characteristics of the space, where our team will feel welcome as we sustain our exception growth and development in the beating heart of Manchester“.

Osborne Yard
Osborne Yard gears up for piling works to commence early this year following the demolition of the old fuel station and removal of the below ground fuel tanks, clearing the site in preparation for the piling mat to be created and rig to arrive on site. The project will see 85 apartments and 5 townhouses being created with gated private residents’ parking.
Royal Canal Works
Royal Canal Works located along the canal in Stretford, is making significant progress. The team is currently advancing through the floors, now boarding the apartments, following the completion of the first fix M&E in both blocks. Windows have been installed in Block A and will commence in Block B in the new year. A water supply has now been installed, with the media installation also underway. The completed development will consist of a mix of both apartments and townhouses, all running along – and with direct views of – the canal, providing a peaceful and tranquil setting for residents.
SONA
SONA is now visible with the scaffolding starting to come down in Q4, showcasing the completed external elevations. Internally the apartments are in their final stages, with the top floors now complete and the lower levels receiving their final coat of paint, flooring being laid and the finishing touches ready for snagging. On the ground floor, the external works will start to take place in early 2024 which will be made possible once the scaffolding has been fully removed. The development is on track for completion in spring 2024.
