Situated in the Ropewalks area of Liverpool, known for its vibrant cultural scene, our vision was to create a lifestyle destination combining a modern workplace environment with complementary leisure uses.

Our full remodel was completed in 2022, sensitively restoring the part Grade II listed property across two adjoining buildings. The exceptional refurbishment attracted interest from major technology companies, and is now let in its entirety on a 11.5 year lease to Sony-owned video game developer Firesprite.

The letting marks one of the most significant commercial lettings deals in the Liverpool market since 2019.

Our conversion of 91 and 105 Duke Street, which includes Liverpool’s grade two-listed former public library, has transformed the property into an ultra modern office space, creating 50,893 sq ft of work and studio space arranged over ground, 1st, 2nd and two basement floors.

Sony have recently finalised their extensive CAT B fit out which is estimated to have cost c. £4m, helping to make Duke & Parr one of the most inspiring and technologically immersive workspaces in Liverpool.

Duke & Parr is on Liverpool’s Duke Street in the historic RopeWalks area. Part of Liverpool’s World Heritage Site and on the doorstep of Europe’s oldest Chinatown, it is one of the most distinctive parts of the city.
