Our Build-to-Rent strategy focuses on creating long-term value for investors while enhancing the resident experience. As we continue to grow, we’re focused on operating both in-house developments and third-party BtR projects, all of which are fully managed and operated by our in-house lettings and facilities teams. This approach allows us to assume responsibility for schemes at any stage of their lifecycle, from planning through to operational stabilisation. With extensive experience across mixed-use residential and commercial assets, we have a strong track record of improving asset performance and delivering vibrant, thriving communities.
As part of our tech-driven approach, we have launched CERT Life, a community and management platform, offering a simpler yet enhanced resident living experience. Originally developed for our own developments, the platform is now being extended to third-party partners, providing improved service delivery and greater operational efficiencies.
CERT Life allows our residents to manage all aspects of their home and lifestyle in one place while building communities based on shared interests and values. Events delivered through CERT Life are carefully curated, shaped by resident preferences and focus group discussions around their living experience, whilst reflecting the diversity of each community. This builds on our track record of engaging the wider neighbourhood and championing underrepresented groups through our events. The app was rolled out across all our in-house managed properties in Q2 2025.
For investors and owners, CERT Life offers an unparalleled opportunity through enhanced services and commercial partnerships to generate additional revenue streams. The platform uses resident data to personalise their experience, helping us to create stronger community engagement across our developments.
