Our first residential development in Liverpool is complete

Uncategorised

We have recently navigated contractor insolvency and council pushback to deliver a 46-apartment redevelopment of Centric House.

We have completed our first residential project in Liverpool, located opposite Moorfields station in the heart of the city.

We acquired our 27,000 sq ft Centric House in 2018 as an office asset. However, dwindling demand for its workspace prompted the developer to reposition it.

In 2024, Liverpool City Council rejected the plans to convert the building into flats due to a lack of affordable units. We proceeded with the project anyway by using expanded permitted development rights, rendering the committee’s decision meaningless.

Around six months into the project, contractor Truman Design and Build went bust, prompting us to bring the scheme in-house.

Now, the project has completed and the first residents are moving into the properties.

Howard Lord, our managing director, said: “Centric is an important moment for CERT in Liverpool. Our team stepped in to complete the project with care and attention to detail, creating spaces that feel considered and connected.

“[Resident app] CERT Life strengthens that sense of connection by helping residents engage with their building and the community around them.”
