We have been appointed as property manager at 1 & 3 Stevenson Square, where we will be bring our expertise in mixed-use property management and digital community platform to this characterful commercial building in the heart of Manchester’s Northern Quarter.
The building combines ground-floor retail units fronting Stevenson Square and Spear Street with four floors of commercial workspace, providing a mix of accommodation for independent retailers, creative businesses and professional occupiers.
Offering 26,522 sq ft of commercial space, including 11,374 sq ft of retail accommodation, with a mix of established businesses contributing to the area’s vibrant independent retail and hospitality scene. The Ground-floor retailers include Chai Latte, Get Baked, UniTom, Suzy Love Milo and LoA Tokyo.
Above the retail units, four floors of commercial accommodation provide a range of workspaces, from smaller studios to larger offices, supporting businesses of different sizes and stages of growth. Existing occupiers include creative and digital businesses such as WANT Studios and Haslo Digital, alongside independent brands including Selina Campbell Jewellery and Gander Clothing. The building’s historic character and prominent position on Stevenson Square place it within a neighbourhood renowned for its independent businesses, creative industries, cafés, restaurants and cultural scene.
Zaid Ahmed, Director at Port Street Developments, comments: “We’re delighted with how CERT have taken on the management of 1 & 3 Stevenson Square. The whole team has demonstrated that they are highly capable and specialised, which has been essential, particularly with a building like ours. Managing an older, characterful property is far from simple, often bringing up issues that cannot always be foreseen, but they have been thorough and systematic from the outset and continue to be so.
Paul, Ellis, Kadie and Ali have been very hands-on and made themselves available whenever necessary, which is exactly what was discussed before we signed with them, and it’s been delivered. The first few months have involved some intensive work, which they have approached enthusiastically and pragmatically. Our tenants are already feeling the benefits of their value-added approach, and we’re all very excited to see what this builds into over time. We’re incredibly grateful for their work.”
As part of the management of the building, we will deliver an integrated approach to property operations and occupier experience through CERT Life, our digital concierge and community platform.
CERT Life brings building management and community engagement together in one app, enabling occupiers to raise maintenance requests, communicate directly with their asset manager, access local discounts, discover events and connect with other businesses and occupiers through the building’s newsfeed and community features. By combining practical property management with opportunities to engage with the wider building community, the platform supports a connected and positive experience for occupiers.
Ellis Michael, our Commercial Asset Manager, adds: “1 & 3 Stevenson Square is an important part of Manchester’s Northern Quarter, with a unique mix of independent retailers and commercial workspaces that reflects the character and creativity of the area. Our focus is on supporting the businesses that occupy the building and creating an environment where they can thrive. With an established tenant community and two distinctive workspaces available, there’s an opportunity for new businesses to become part of this vibrant commercial destination.”
Two spaces are currently available to let. The Gallery provides 3,510 sq ft of versatile open-plan accommodation with direct street access and potential for retail use, and Unit 2.4 offers 1,743 sq ft of characterful, recently refurbished workspace overlooked by its own mezzanine. Both offer businesses the opportunity to establish a presence among the Northern Quarter’s independent retailers, creative businesses and professional occupiers.
The building benefits from excellent public transport connections, with Market Street, Piccadilly Gardens and Shudehill Metrolink stops approximately five to six minutes’ walk away, and Manchester Piccadilly and Manchester Victoria railway stations around nine to ten minutes away on foot.
Businesses interested in joining the community at 1&3 Stevenson Square can contact Ellis Michael at [email protected] for further information about the available spaces.
