Set on the banks of the Rochdale Canal, Royal Mills was originally constructed in 1797 and comprehensively redeveloped in 2013 into apartments and commercial spaces.

CERT acquired the Courtyard commercial spaces within Royal Mills and undertook a significant refurbishment project to rejuvenate the spaces, creating attractive studio and office space for SME and start-ups.

The property was sold fully let in 2019.

Royal Mills lies at the heart of one of Manchester’s largest regeneration areas. Ancoats has seen major investment and development over recent years as well as an influx of creative industries and a new residential community. This investment has involved the delivery of a stunning new public square, work to restore the original public realm and the renovation of various Victorian Mill buildings and other heritage assets. Ancoats is now successfully reaping the benefits of this investment, with the area being voted one of the coolest neighbourhoods in the world in 2018 by Time Out Magazine.

Just over the Rochdale Canal is New Islington with a number of new buildings now complete along with a new water park which has become another one of Manchester’s most existing and vibrant places to be.
