Why invest in Manchester property?

Greater Manchester has become one of the UK’s stand out locations for buy to let property investment. Manchester has massive supply issues. A government white paper released in 2018 identified that 10,000 homes need to be built every year to keep pace with the demand for property.
 
Since the start of 2020 more than 9,200 new homes have been built and most of these residential developments are either at or nearing full occupancy. In fact, a report published in October 2021 states that only 427 apartments were available for rent. The lowest number on record. Studio and two-bedroom rents increased by 6% over the period August-October 2021 alone, with more than 2,750 lettings occurring in the third quarter of 2021, 10.3% higher than the same period before the pandemic in 2019.

Future forecast for Manchester property investments.

Manchester continues to go from strength-to strength. A wave of public and private firms have relocated to the city and this has resulted in a surge of demand for accommodation, drastically increasing the value of Manchester properties. In Zoopla’s 20-city House Price Index, published in September 2021, Manchester’s house price growth has risen 7.7% in the past year, with the average price of property still well below the UK average.

Manchester City Centre lies at the heart of Greater Manchester, a vibrant, dynamic and diverse city-region, with a combined population of 2.8 million people. As a city region it has seen an increase of almost 200,000 residents in the last decade alone with the population of Greater Manchester forecast to grow by around another 190,000 people by 2037.
 
Manchester’s economic model will continue to be driven, in large part, by rapid city centre growth. Huge numbers of young people are drawn to the city-region by its four universities and career opportunities, which in turn provide a talent pool for an increasing number of firms looking to set-up regional bases outside of London. Around 1.5 million jobs are provided within Greater Manchester with an increase of around 100,000 jobs predicted by 2037.
