What you can expect
A dedicated Portfolio Manager. One single, dedicated point of contact who knows everything about your portfolio and works in collaboration with our in-house development and asset management team
Management of all parts of the rental process, from finding and vetting Tenants, to deposits, rent collection, rent reviews and dispute procedures. Where we can, on New Build assets, we’ll aim to pre-let before practical completion to limit your void period.
Management of all statutory obligations like leases, local government registration, safety certificates, rent protection insurance and council tax regulations.
Whilst there are a small number of applicants looking for unfurnished homes, the majority of tenants expect a property to be fully furnished. Therefore in order to maximise the rental income of your property, including a furniture package is an essential requirement.
CERT property Management understands that the selection, purchase and upkeep of furniture can be a timely and costly process. Our unique ‘Furniture Leasing’ service can take away all the hassle and expense, and ensure all furniture meets the Furniture and Furnishings (Fire) Regulations 1988.
For a small additional monthly fee, we will purchase and install a suitable furniture package for your apartment in line with current tenant requirements. We will also repair or replace any furniture that becomes faulty or worn during the course of your tenancies
It is essential that your property and all its contents are adequately insured and the insurance company is aware the property will be let.
For an additional fee we can cover your property under our Managed Landlords Contents Scheme, taking away all the hassle of organising a premium and negotiating and claims.
